The vision of Ho’opili is truly to bring the intangibles of “community” to this young neighborhood. “Home” can transcend your four walls and that’s accomplished by through an excellent set of amenities, gathering spaces, and great neighbors. Consisting of roughly 1,600 acres, the development aims to provide a dynamic display of community activity spaces through 7 recreation centers with pools, from multiple green spaces, playgrounds, wide sidewalks for pedestrian traffic, and even a community garden. The master plan provides for five brand new schools as well as bringing grocery stores, restaurants, and entertainment on-site for added convenience.

Ho’opili FLEX Homes scattered through the neighborhood will provide unique “Live / Work” dynamics to some residents as they allow business operation on the ground level of the structure with living units above. Not only will this promote entrepreneurship and economy within the neighborhood, we may also see retail storefronts and cafes that the entire neighborhood can benefit from!

So is it Hoopili Kapolei or Hoopili Ewa Beach?

We think it’s both! The lines are starting to get a little blurry as Ho’opili nearly joins the Kapolei & Ewa Beach regions together but if we’re talking facts here, Ho’opili currently flies the Ewa Beach flag with the 96706 zip code, despite being a stone’s throw from being in the Kapolei 96707 zip code. With Kapolei having long been pinned as Oahu’s “Second City,” Ho’opili will play a big role in Kapolei being able to claim a “Metro” role once and for all. Ho’opili is poised to one day receive its own zip and may overtime see itself become the focal point of the Ewa Beach & Kapolei Region at large.

If you know Kapolei & Ewa Beach then you know traffic. Especially if you’re commuting to Metro Honolulu. However, if you’re a lucky Ho’opili resident, you’ll soon be one of the first beneficiaries of commute by light rail! Flip on the nightly news and every once in a while and you have undoubtedly been subjected to the controversy surrounding the Honolulu Rail and the talk of it being vastly over budget, way behind schedule, and beneficial to few. Fortunately, Ho’opili residents are that FEW!

Not only does Ho’opili have 3 of the 21 planned Honolulu Rail Authority Transit stations, it also benefits from having the very first to be completed and were starting to see the rail cars performing practice runs as of late 2019. With the first Ho’opili Rail Station rumored to open as early as Q1 2020, the region will soon have access to long-overdue alternative means of transportation through Oahu’s busiest 20-mile long corridor from Kapolei to Ala Moana Center.

Looking at some of the renderings, you get a conceptual sense of the community that Ho’opili hopes to be in it’s maturity. Wide, pedestrian and bike friendly sidewalks thread the neighborhood providing walkability to the neighborhoods future planned retail, grocery stores, parks, and rail stations. These are all elements a growing urban planning trend call “Transit Oriented Developments,” or “TOD’s” for short, to create vibrant, livable sustainable communities centered around mass transit stations to make it possible for lower-stress lifestyles without complete dependance on cars for transportation and survival.


TYPES OF HOMES | Townhomes/Condos, Lofts, Single & Multi Family, Flex Homes

The Ho’opili development prides itself on being able to offer something to almost all buyer profiles. Young professionals looking for starter homes will see Honolulu affordable housing options available to them with as well as entry level townhouse options. Hoopili affordable housing purchasers must be deemed eligible under the Honolulu Affordable Housing guidelines as set forth buy the HHFDC; the State’s overseeing agency for affordable housing development. Families of all sizes will see small to large townhouse options, lofts, entry level single family homes, extended family options featuring Hoopili ADU homes (Accessory Dwelling Units), and even mixed-use “FLEX” style homes providing the unique ability to run your small business from home!

Most single and multi family home options will feature two car garages and some townhouse options will offer garages as well. Single and two story floor plans will be available, and most Hoopili lot sizes being governed as R-3.5 you will see a minimum lot size of 3.500sq although majority should be in the low 4,000sqft range.
